Please read these Terms of Service ("Terms") carefully. By using this website or submitting any form, you agree to these Terms. If you do not agree, please do not use the site.
1. Who we are
Polus Acquisitions Group ("Polus", "we", "us") is a real-estate acquisitions company operating nationwide across all 50 states. We buy houses for cash, structure creative-finance deals (such as novations, subject-to, and seller financing), maintain a buyer list of active investors, and pay referral fees for closed leads.
We act as a principal and buyer for our own account. We are not acting as a licensed real-estate broker or agent representing you, and we owe you no fiduciary or agency duty. We do not list properties for sale on your behalf. These Terms govern your use of our website and any services we offer through it.
2. No offers without inspection
Any price, offer, range, or estimate we share — by text, email, web form, or phone — is a preliminary, non-binding indication subject to inspection. Final purchase prices are agreed only in a fully-executed written purchase agreement. We may revise or withdraw any offer after inspecting the property, reviewing title, or completing our diligence.
3. No legal, tax, or financial advice
Nothing on this site, and nothing we say in the course of discussing a transaction, is legal, tax, accounting, or investment advice, and none of it should be relied on as such. Always consult your own attorney, CPA, or financial advisor before making decisions about a real-estate transaction — especially novation, subject-to, or seller-financing structures, which carry risks specific to your situation and state.
4. Referral program
We pay up to $10,000 per closed referral. To earn the fee:
- You must submit the referral through our referral form before we have independent contact with the seller.
- The transaction must close with Polus as the buyer (or our assignee). No fee is owed on referrals that do not close.
- Payment is made within 7 business days of settlement.
- You do not need a real-estate license to refer a property to us and collect this fee. You may refer any property you have a legitimate connection to.
- Polus retains sole discretion on whether to pursue any referred property.
- The referral fee is a finder's reward for bringing us a property we close on — it is not a real-estate commission and does not make you our agent, broker, partner, or employee.
5. SMS & phone communications (TCPA program terms)
By providing your phone number on any of our forms and checking the consent box, you agree that Polus Acquisitions Group may call and send you text messages at that number — including by automated dialing or texting technology — about your inquiry, offers, and related deals.
- Consent is not a condition of any purchase or of selling your property to us.
- Message frequency varies based on your inquiry and our conversation.
- Message and data rates may apply from your carrier.
- Reply STOP to any text to opt out of further messages. Reply HELP for help.
- You can also call us at (534) 223-0603 to be removed from all lists.
- We honor opt-out requests promptly. Carriers are not liable for delayed or undelivered messages.

6. Wholesaling disclosure
Polus Acquisitions Group acts as a principal/buyer and may assign its contract; it is not acting as your licensed real-estate broker; referral commission is paid only on closed transactions. Real-estate wholesaling rules vary by state — consult your own advisors.
In a typical transaction we enter a purchase agreement to buy your property and may sell or assign our rights under that contract to another buyer before or at closing, often for a profit. We will tell you we may assign the contract. We are not licensed to represent you and are not providing brokerage services. Some states regulate or restrict wholesaling and contract assignment; the rules differ by state and change over time, so you should confirm the requirements that apply where your property is located with your own legal counsel.

8. Website accuracy
We try to keep all information on this site accurate, but we cannot guarantee that listings, prices, photos, or property data are current or error-free at any given moment. The site is provided "as is" and "as available." Always verify details directly with us before relying on them.
9. Limitation of liability
To the maximum extent permitted by law, Polus Acquisitions Group and its owners, members, and affiliates are not liable for any indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of this website. Your use of the site is at your own risk.
10. Governing law (multi-state)
Because we operate nationwide, the law that governs a particular transaction generally follows the state where the subject property is located, and that state's consumer-protection and real-estate rules will apply to that deal. For disputes about your use of this website (as opposed to a specific property transaction), these Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules, and any such dispute will be resolved in the state or federal courts located in Harris County, Texas. This governing-law choice is a default for website use and does not override mandatory consumer-protection laws of the state where you or the property are located.
11. Changes
We may update these Terms periodically. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the site after changes constitutes acceptance.
